Newton Electrical & Mechanical Ltd were appointed to design, supply and install air conditioning for two newly created offices within a large open-plan commercial workspace in Beaumont Leys, Leicester. The project involved reconfiguring an existing Daikin VRV system to serve the new layout, relocating and right-sizing equipment to match the spaces created, and installing a new dedicated power supply, all delivered within a planned programme of six working days and with minimal disruption to the wider team.
This was a commercial installation where precision, coordination and the right equipment specification all mattered. Two private offices had been partitioned out of the main open-plan area, each requiring its own properly sized climate control solution. The existing 10kw VRV cassette, originally serving the open-plan space, was replaced with a correctly sized 5kw unit and relocated into office one. A new 5kw single split unit was installed in office two. Throughout, 600×600 ceiling tile cassettes were specified to complement the existing small offices elsewhere in the building, keeping the finish consistent and professional.

The client asked Newton Electrical & Mechanical Ltd to create a practical, comfortable and properly specified air conditioning solution for two newly created office spaces, partitioned from within a large open-plan area on the first floor of their commercial premises in Beaumont Leys, Leicester.
The brief was clear:
The building was in active use throughout. That made programme management and clear communication with the client just as important as the technical installation itself.
Commercial office air conditioning reconfigurations are rarely straightforward, and this project presented a number of specific challenges from the outset.
Reconfiguring an open-plan VRV system for new enclosed spaces. The existing 10kw VRV cassette had been sized and positioned to serve a large open-plan office. Once two private offices were created within that space, the original arrangement was no longer fit for purpose. The unit was oversized for the individual rooms, and its position no longer made sense for the new layout. A full reconfiguration was needed, not just a like-for-like swap.
Right-sizing the equipment. Running a 10kw unit in a smaller enclosed office leads to short-cycling, poor humidity control and unnecessary energy consumption. Replacing it with a correctly sized 5kw cassette and relocating it into office one was essential to achieving reliable, efficient performance in the reconfigured space.
Providing climate control for a second office with no existing provision. Office two had been newly created and had no air conditioning at all. A new 5kw single split unit was required, along with pipework routed through the office and out onto the flat roof, keeping the installation clean and unobtrusive.
Maintaining a consistent finish across the building. The building already had a number of smaller offices with their own air conditioning installations. To ensure a consistent look, 600×600 ceiling tile cassettes were specified for both new offices, matching the profile and appearance of the units already installed elsewhere in the building.
Power supply from a remote distribution board. The new single split unit required a dedicated electrical supply routed back to the existing distribution boards in the manufacturing area of the building. This meant working across different zones of the premises to deliver a compliant and correctly rated installation.
Ceiling access in an occupied building. The works required access through ceiling voids at height across both offices. Staff needed to temporarily relocate during the high-level works, which required careful scheduling and clear communication to keep disruption to a minimum and the programme on track.

Office One: Relocated and reconfigured VRV cassette
The existing 10kw Daikin VRV ceiling cassette was removed from its original position in the open-plan office. A correctly sized 5kw cassette was installed in its place and relocated into office one, with the pipework repiped back to the VRV BS box. A 600×600 ceiling tile cassette was specified to sit flush with the existing ceiling grid, complementing the other small offices within the building. An additional wall-mounted controller was also provided, giving occupants direct, intuitive control over their environment.
Office Two: New single split AC unit
A new 5kw Daikin single split air conditioning unit was supplied and installed in office two. A 600×600 ceiling tile cassette was again specified to maintain a consistent finish across the floor. Pipework was routed neatly through the office and out onto the flat roof, keeping the installation unobtrusive. Operating independently of the VRV system, this unit gives the occupants a reliable and self-contained climate control solution.
Power supply
A new dedicated power supply was installed from the new single split unit back to the existing distribution boards within the manufacturing area, ensuring a safe, correctly rated and fully compliant electrical connection.
Coordination and programme management
Before works commenced, arrangements were made for staff to vacate the affected areas while the high-level ceiling access work was carried out. This allowed the installation to progress safely and without unnecessary delay, keeping the project on programme and the client’s team as comfortable as possible throughout.
The air conditioning installation was designed to provide proper climate control across both newly created offices, with each space receiving a solution matched to its size, layout and usage requirements.
Both spaces were left fully operational, tested and commissioned on completion.
