Time flies when the lights are on and everything’s working fine. However, when it comes to electrical safety, a little paperwork can carry a lot of weight, and knowing
how long does an EICR last could make all the difference when protecting your tenants, business, or home.

 

If you’ve never given much thought to when your last inspection occurred, or you’re hearing the phrase “landlord electrical safety certificate” more than you’d like, it
might be time to take a closer look and understand what an EICR test is, and how long does an EICR last.

It’s not forever, and that’s the point.

Unlike an Energy Performance Certificate or planning approval, your EICR isn’t something you can tuck away in a drawer and forget. The whole point is that it
reflects the current condition of your fixed wiring and electrical installation. Over time, systems degrade, regulations evolve, and usage changes, all of which can affect your setup’s safety.

 

For most clients, the five-year mark is the key deadline. That’s the maximum validity for rented properties under the current regulations. If you’re a landlord, this is non-negotiable. In fact, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, you’ll need a new EICR at least every five years, and sometimes sooner if your last report flagged issues.

 

It’s not just the law, it’s common sense. Would you drive a car for five years without a service?

Different settings, different expectations

While the five-year timeframe applies to most rented homes and standard commercial spaces, there’s a bit more nuance depending on the nature of the property. For example:

High-use environments:

Spaces such as industrial units, workshops or public venues may require more frequent EICR testing, often every 3 years.

Owner-occupied homes:

Homes lived in by their owner fall outside the legal requirement, but are strongly advised to have an EICR test conducted every 10 years.

HMOs and student accommodation:

HMOs and student accommodation fall under stricter rental guidelines, so five years is usually the maximum length of time an EICR lasts in these environments.

Shops, salons and offices:

These premises typically fall within the 3–5 year range before the EICR should be completed again.

You won’t find all this carved into legislation, but you’ll see it reflected in best practice guidance from industry bodies like NICEIC and IET, which we follow on every job.

When the report recommends sooner

Not all EICR’s will say, “See you in five years.” If issues are identified, especially anything coded C1, C2, or FI, the report will recommend remedial works and often a follow-up inspection within a shorter timeframe. This is particularly common in older buildings, where rewiring or updated protective devices might be needed.

 

And of course, just because your report says five years doesn’t mean you have to wait that long. If you’ve had building work done, your tenant load has increased, or the electrics are starting to play up, it’s worth reviewing earlier.

The risk of forgetting how long an EICR lasts

For landlords, letting an EICR expire is risky and costly. Local authorities can issue fines of up to £30,000 for non-compliance. Insurers may also refuse to pay out if electrical safety obligations weren’t met at the time of a claim.

 

It’s also worth remembering that a report only applies to the condition of the installation at the time of testing. Once it’s expired, or if you’ve had any major changes, its value as proof of safety fades.
